1. The platform is an advertising service, not a brokerage
1oh7 Realty is an advertising, communication, and record-keeping tool. 1oh7 is not a licensed real-estate brokerage, real-estate agent, property manager, or auctioneer, and does not act as an intermediary, fiduciary, or representative for any party. All listings are created by and are the sole responsibility of the users who post them. 1oh7 does not verify listing accuracy, title, ownership, or condition.
2. No funds, no escrow, no commission
1oh7 never holds, transfers, or escrows funds for any property transaction, and takes no commission on any sale, rental, or offer. Any transaction is concluded privately between the parties, off-platform, through their own lawyers, licensed brokers, or other advisors.
3. Offers and auctions
Any "bid" or "offer" submitted through this platform is an expression of intent only. It does not constitute a binding contract of purchase and sale, and no conveyance occurs on this platform. The highest offer wins subject to seller acceptance and applicable law; the seller may accept or reject any offer, including the highest, and a reserve not being met means no deal. Formal agreements must be executed by the parties independently, with their own legal counsel.
Listing fees
Publishing a listing on 1oh7 Realty requires a flat advertising fee (currently a promotional US$99, regularly US$299, for up to 120 days of visibility), payable by card via Stripe. This fee is for advertising placement only: it is not a commission, is not contingent on any sale or rental, and does not make 1oh7 a party to, or broker of, any transaction. Fees are non-refundable once a listing is published, except as required by law.
4. Rentals and property management
Lease, rent-ledger, and maintenance features are record-keeping tools for landlords and tenants. They do not constitute property-management services, and 1oh7 does not collect rent on behalf of any party.
5. Your responsibilities
You are responsible for the accuracy and legality of anything you post, for complying with the laws of your jurisdiction (including licensing, disclosure, tenancy, and consumer-protection law), and for conducting your own due diligence — inspections, title searches, and independent legal and financial advice — before entering any transaction.
6. Governing law
These terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein. Features are void where prohibited. If any provision is unenforceable, the remainder stands.
7. No warranty; limitation of liability
The service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, 1oh7 is not liable for any loss arising from listings, communications, offers, bids, or transactions between users.
